CBD sale prices revealed for first lots to be developed
Land sales prices for some of the first-developed blocks in the new Maroochydore CBD have been revealed.
As part of a marketing brochure for council-owned land at 2 Millwell Road East, Maroochydore, comparable sales of nearby sites were included in material for prospective tenderers.
The price comparisons before GST included several blocks in and on the fringe of the new 53ha Maroochydore City Centre.
The information memorandum produced by CBRE Sunshine Coast revealed Habitat Development Group paid $5.32 million for its 4154sq m 9 Market Lane block.
Pro-invest Group swooped on its 42 First Avenue site, where it will develop its Holiday Inn Express & Suites, with the sale price listed as $3.6 million.
Foundation Place, the new CBD's first building off the blocks, developed by Matthew Evans and Dirk Long's Evans Long, was built at 3 South Sea Islander Way.
TF Sun Central Pty Ltd, also directed by Mr Evans, purchased the site for $1.76 million in March, 2019.
Kenbrant No 2, directed by Brett Mills of the Ken Mills Toyota empire, bought 95-105 Dalton Drive for $5 million in May, 2018.
The 6547sq m block is on the fringe of the new CBD, opposite Bunnings.
Lot A1, First Avenue was also listed as having been bought for $1.33 million, but the buyers were unknown.
The memorandum was produced as part of council's bid to offload the 2ha site at 2 Millwell Road.
It had been flagged previously as a possible site for a convention centre, industry sources advised, and development of up to 25m was zoned for the block.
